Listing Consultation: During our initial, no-obligation meeting, we will go through the different steps essential to the successful sale of your home. I want you to understand the process completely so there will be no confusion or surprises. Click here for some basic tips to best prepare your home for sale.
Initial Walk-Through: After going over the process, I will accompany you on a walk-through of your home to determine which features we should highlight and which may need attention before your home goes on the market. Today, a buyer’s first impression of your home is almost always on the Internet, so we need to ensure that your home will show well both online and in-person.
Home Staging: To get the highest possible value for your home, we need to emphasize the features in your home that will best catch buyers’ interest and attention. For each house, I will have specific advice and some basic staging formulas that have proven to add value to my listings. In certain circumstances, I will recommend that my professional stagers (see before & after pictures), come over to also offer suggestions.
Determining a Strategic List Price: Each home and property in our area is unique. To determine the best List Price for your home (different from selling price), I will first conduct a Price Opinion with approximately 4-6 trusted colleagues. Using that information, I will put together a CMA (comparable market analysis) for your property. Once completed, we will meet again to discuss the local market and macro market conditions, the elements that make your home unique and the results of the CMA to formulate the correct List Price for your home. This Initial List Price is a critical piece to the Launch of your listing. Done correctly, this Initial List Price will create a buzz and will strongly contribute to achieving the highest possible selling price for your home.
Timing / Launch Date: Timing is critical––I will put together a calendar of events that will allow us to pinpoint the best possible weekend to list your home. I take into account your local school calendar as well as national, state and religious holidays when deciding how to maximize your home’s exposure. While overall market conditions are completely out of our hands, we control the date you list your home. This Launch Date is absolutely critical to obtaining your home’s highest selling price.
Professional Photos: My professional photographer will take photos of the exterior and interior of your home so that it will show to the greatest possible advantage. Aerial drone shots of your property and “dusk” photos make sense for certain properties; they can make your home stand out against the competition. Once these shots are completed, we will review them together and do re-takes of any areas, if necessary.
Floor Plans: Professional interactive floor plans will be drawn up to help buyers digest the flow of your house. Floor plans online and in the brochure help buyers remember and analyze your property when they get home after a long day of house hunting.
Brochure: I create beautifully designed, unique brochures for each of my listings. My brochures highlight the desirable features, upgraded elements and additions that are specific to your home and are a very important tool to market your home. Buyers will review your brochure in detail after their initial viewing. Filled with photos, room and property descriptions and the floor plans, it will be the ideal way to keep your home fresh in buyers’ minds. My brochures are also downloadable on each home’s website so buyers can easily access them even if they were inadvertently thrown away.
Website Exposure / Specific Property Website: Your home will be posted on over 900 websites across the country including Zillow/Trulia, Realtor.com and KW.com. Your home will be listed on the Garden State MLS, which offers the widest exposure to the maximum number of real estate agents. I also set up a specific property website for your home. See: 77Hillcrest.com This web address, attached to your For Sale sign and shown in all of my marketing and ads, makes it easy for buyers to access all the photos, brochures, floorplans and virtual walk through video (see below) of your home.
Video Walk-Through of Your Home: I will shoot a video walk-through tour of your home that is available on your unique website along with all of your ads and marketing. This material will also be available on all of the major real estate sites and my YouTube channel. Buyers love to watch these different videos again and again. I can track how many times Buyers have viewed them and see if they have forwarded the link to family and friends.
Elizabeth’s Extensive Client List: Elizabeth has an extensive email list of well-regarded past and current clients, prospects and top agents in our area. When your home is listed, and many times after the listing, I email these people the information about your home along with a link to your home’s personal website. Buyers can download all of the pertinent information on your home from this website.
“Just Listed” Postcards: These will be mailed out to to your entire town as well as to my high-end client list during the first week that your home is on the market. These postcards will create a flurry of excitement about your home.
Broker Open House: The Tuesday or Thursday before the first weekend that your home is on the market, I will hold a Realtor Open House. This gives many other agents the chance to preview your home so that they can contact their buyers to encourage them to set up an appointment during the weekend.
Public Open House: I hold a Public Open House the first Sunday that your home is on the market, unless you are completely against it. Public Open Houses both attract potential buyers to see your home for the first time and enable those who saw it earlier to come back for a second or third look. This chance to roam around and get comfortable with your home has proven to be very important for buyers – it helps them step up with their best offer; they feel like they have had a chance to really know what they are bidding on. It also helps eliminate any buyer’s worry once they are terms agreed.
Offers: When offers come in on your property, we will review and analyze them together. The offer phase of the selling process is when my extensive industry knowledge, solid reputation and strong negotiating skills really make a difference in the outcome of your sale. When I represent sellers, it is my fiduciary duty to get them the highest price possible for their home. I take that duty very seriously; my clients see this in the way I negotiate on their behalf.
Holding It Together: In many ways, an accepted offer is actually when the most critical part of my job starts. Making sure that the contract is kept on track and adhered to with regards to dates and terms is very important. Keeping the buyers excited about your home while managing the home inspection issues and estimates, escrow deposits, mortgage and walk-through process is just as important as attracting the offer initially. My extensive experience makes these events go smoothly all the way to closing.
Closing: Working together with your attorney, Elizabeth helps manage the closing paperwork and supervises the walk-through and closing. Once you have sold your home, your relationship does not end.
