South Orange and Maplewood share the same school system and are very similar.

Located just 29 minutes from Midtown Manhattan by train, Maplewood and South Orange are two towns with one strong sense of community. They combine the best of metropolitan sophistication and small town charm. Great restaurants, coffee houses, ethnic eateries, gift shops and novelty stores help create the Village-like atmosphere that attracts many people to Maplewood and South Orange. These two beautiful towns offer a warm welcome in a stimulating environment.

New Jersey Transit runs through Maplewood & South Orange.  

For work, theatre or shopping, it is a quick commute to New York City on either the express or local trains. And besides the cute downtown shopping centers of Maplewood & South Orange you also have the famous Short Hills Mall. Schools are key.  

Our area Public Schools are top in the state and the country. All of them are supported by very active parent and teacher organizations, which contributes to their continued strength over the years. High quality schools ensure higher property values for our homeowners.

Like Millburn-Short Hills, Maplewood and South Orange also share a common school system. Columbia High School, Maplewood Middle School, Clinton Elementary, Jefferson Elementary, Tuscan Elementary and Seth Boyden School; South Orange Middle School, Marshall Elementary, South Mountain Elementary and the South Mountain Annex.  

Elementary Education is based in traditional, family-friendly buildings with up-to-date facilities, including computers and Internet access in all schools and modern media and technology centers.  

Special education services begin with pre-K programs, a strong support program is available for students needing additional assistance, and gifted enrichment programs are available to 4th and 5th graders. More than sixty foreign languages are spoken in the homes of Maplewood-South Orange students and ESL instruction is provided to students who need it.  

Middle School: Maplewood and South Orange Middle Schools serve grades six-eight, guiding students academically and socially through the middle years and preparing them for the transition to high school. Along with a well-structured academic foundation, middle school students also are involved in character-building programs and community activities. Music and drama are highlighted in the All School Musicals involving students in all aspects of putting on a show, from acting to set design.  

Columbia High School: Founded in 1885, Columbia High offers academic excellence and a wide range of elective courses and extracurricular activities. Noted alumni range from sexologist Alfred Kinsey (1912) to architect Peter Eisenman (1950), Olympic runner Joetta Clark (1980) and Grammy award winning musician Lauryn Hill (1993). In 1992-93, Columbia High School was named a Blue Ribbon School for Excellence by the U.S. Department of Education. Ultimate Frisbee was invented here in 1968.  

Columbia offers a strong college preparatory curriculum, with 24 AP offerings. Five or more Columbia High School seniors are usually selected as National Merit Semi-Finalists each year. Electives include forensic science, TV production, animation and computer graphics, filmmaking, music technology, philosophy, Japanese and Project Adventure, a high ropes course. More than 90% of graduates pursue further education. Recent graduates attend an impressive list of colleges and universities including: Boston College, Brown, Columbia, Cal Tech, University of Chicago, Cornell, Dartmouth, Harvard, Howard, Johns Hopkins, MIT, Princeton, University of Pennsylvania, Rutgers, Stanford, University of Virginia, and Yale.

Tax Considerations >Tax Implications of Selling Your House

Most of my clients profit from selling their homes, and they often have questions about capital gains tax. When you sell your primary residence, you are not taxed on your profit if (1) you have lived in the home for two out of the last five years and (2) your gain does not exceed $250,000 as a single taxpayer or $500,000 as a married couple filing jointly. Gains above these limits are taxed at the current rate of 15% for higher income taxpayers and 5% for lower income taxpayers. In 2008 the 15% rate will continue for higher income taxpayers; while the 5% lower income rate will drop to 0% for the 2008 tax year only. On January 1, 2009, the long-term capital gains tax rates will once again be 15% and 5% through 2010. Homeowners can use this tax-free provision every two years. As set forth in the American Job Creation Act of 2004, properties converted from a 1031 exchange property into a primary residence must be held and used as a primary residence for at least five years to qualify for the tax exemption. Consult your tax accountant for more detailed information regarding your particular circumstance.
